Our consultations give insights into design solutions tailored to your space without a major commitment. Our designer will recommend smart renovations, aesthetic ideas, and discuss layout flow, highlighting areas to keep unchanged. Whether updating furniture or considering an addition, we’ll discuss your project’s scope, budget, timeline, and offer personalized suggestions. This is the perfect starting point if you're uncertain about your design ideas and need some expert guidance.

Full Service Interior / Exterior Design

Using the exact dimensions of your property, Robert Designs strives to create a space that blends beauty and functionality, whether that be for a home or commercial space.


Interior and Exterior designs begin with ideation and inspiration gathering, and once we have a concept our clients love, we move into the modeling stage. Using our industry-standard software, we manually re-create your space with the accurate dimensions (either newly designed buildings, or preexisting ones), and detail everything. This comprises of materials, lighting, furniture selection, and anything else you could possibly want. All build/permit plans are reviewed in consultation with Professional Engineers and drafted by our BCIN certified designer.

Note: We can produce interior/exterior design plans without commitment to building, however, if you wish for us to assist bringing your project to life we recommend our services to capitalize on our designer discounts on materials that we pass along to our clients.

​Architectural Permit Drawings

Expert drawings and documentation for municipal building permit approval

Planning to renovate or build? Our BCIN-certified team prepares complete, code-compliant permit drawing sets tailored to your project. We handle the technical design and documentation required for municipal submission—so you can move forward with confidence.

What’s included:

  • On-site review and measurement of existing spaces

  • Consultation to define scope and requirements

  • Drafting of all required permit drawings

  • Coordination with local zoning and Ontario Building Code standards

  • 1–2 week turnaround for first draft review

 

Investment:

  • Starts at $975 + HST

  • Plan for ~2-3$/Sqft to be allocated toward technical design and documentation

    • entry pricing limited to 1500 sqft, additional fees for greater areas.​

  • One space (selected by you | designed by us).

    • delivery of Two 3D rendered perspective images of your space

      • more spaces & perspective images can be included for ​additional fees

    • we will request any inspirational images / guidance you'd love to see in your (or your clients) design

  • 2D floor plan layout optimized by us - delivered in both CAD & PDF file. 

    • entry pricing limited to 1500 sqft, additional fees for greater areas.​

  • Two spaces (selected by you | designed by us).

    • delivery of Two 3D rendered perspective images of each space (Four total)

    • co-branding on deliverables to enhance your service offering to clients.

  • 1-Hr Follow-up review + 1 round of design revisions

  • 2D floor plan layout optimized by us - delivered in both CAD & PDF

    • entry pricing limited to 2500 sqft, additional fees for greater areas​

  • One key space (ex. Kitchen) (selected by you | designed by us),

    • delivery of Three 3D rendered perspective images of your space 

  • 1-Hr Follow-up review + 1 round of design revisions

  • Optional Builder/Contractor Liaison Support

As the first point on contact and initial team on-site during the building permit phase, we have a comprehensive picture of the entire project scope and each required component. After mapping out the best course of action to complete your project, acquiring necessary permits and working with you to develop your dream design concept, we'll assemble a team of our trusted partners to bring it to life. Communicating and coordinating with different trade teams to ensure a seamless, synchronized build and overseeing each component of our plan is properly executed  can be an overwhelming task, but rest assured our industry knowledge and relationships, expert planning and execution has got you covered. Our team understands the complexities of construction and how to manage them effectively. We believe clear, honest communication is key—whether it's good news or when complications arise, our clients are always in the loop.
